Hello! So you’re ready to launch Facebook Ads huh? AWESOME! Let’s do this... here’s the process.

    1. You need to have a full understanding of FB Ads (even though we are going to launch them for you).
  2. In the video above, you’ll see the instructions on how to invite us to your ads account (in the first 17 minutes)

    1. IMPORTANT: Please email to use is: [email protected] for the ads manager invite
    2. This is how we will be able to create FB Ads on your behalf
  3. The highest performing Facebook Ad Campaigns right now are the following:

    1. Just Listed Campaign (Ideal for buyer leads)
      1. We’ll create a campaign advertising a LIST OF HOMES that were “Just Listed
        1. If the “list of just listed homes” campaign underperforms, then we’ll switch up to only advertise ONE property. So then we’d ask you to secure a single property that was JUST LISTED
        2. Either use your own listing that just hit the market, or use one from the brokerage or secure written permission to use one from another brokerage.
          1. You can use this verbiage to request: Beautiful home on 123 Main St! Would you allow me to market this out to my network (Facebook Community) to see if I can bring you a buyer?
      2. Once you submit that information to us (in the database below), we’ll draft up your ad campaign for your review. We’ll tag you when ready for review
    2. Price Drop Campaign (Ideal for buyer leads)
      1. We’ll create a campaign advertising a LIST OF HOMES with a recent “Price Drop”
        1. If the “list of price dropped homes” campaign underperforms, then we’ll switch up to only advertise ONE property. So then we’d ask you to secure a single property that had a PRICE DROP
        2. Either use your own listing that recently had a price drop, or use one from the brokerage or secure written permission to use one from another brokerage.
          1. You can use this verbiage to request: Beautiful home on 123 Main St! Would you allow me to market this out to my network (Facebook Community) to see if I can bring you a buyer?
      2. Once you submit that information to us (in the database below), we’ll draft up your ad campaign for your review. We’ll tag you when ready for review
    3. Just Sold Campaign (Ideal for seller leads)
      1. We’ll create a campaign advertising a property that was “just sold”
        1. Either use your own property you just sold or simply look through the MLS that was recently sold. The property you select must have an impressive track record (low number of days on the market, sold above asking & multiple offers)
        2. So you’ll need to send us these numbers
          1. days on market before it sold (ideally less than 14 days)

          2. How much above asking it sold for
            1. If it received multiple offers (it’ll be hard to know how many offers it had)
      2. Once you submit that information to us (in the database below), we’ll draft up your ad campaign for your review. We’ll tag you when ready for review
    4. New Build Leads (Ideal for buyer & seller leads)
      1. We’ll create a campaign advertising a New Build Community leveraging the details of just one property
        1. Find a new build community that you want to sell and get their buyer incentives like
          1. Any credits toward closing?
          2. Any rate buy downs?
          3. Reductions in price?
          4. Appliances included?
          5. Design credits?
          6. Anything special about the community?
        2. We’ll need the link to the new build community website and
        3. Once you submit that information to us (in the database below), we’ll draft up your ad campaign for your review. We’ll tag you when ready for review
  4. You will get a notification from Facebook via email that says "Active" or "Rejected". Do not worry...that's a standard notification. The ad is not running yet...just a heads up.

  5. Then you’ll need to follow the following steps you need to take are to create the Smart Drip Campaign on kvCORE & then connecting the campaign to the Facebook Ad.

  6. Once you are through making the connection of kvCORE to Facebook Ad, please comment in the database below.

  7. Lastly, once we launch the ads and they are "Live" you will need to monitor the ads very closely to ensure you are getting the leads directly into your kvCORE. Here is how you access your leads - https://youtu.be/R8VuvcLc6ic

  8. Here are the buyer and seller drips you can use. You will need to modify them to your specific needs...especially the first email and text.
